Building a home is a once-in-a-lifetime project for most families. The material decisions you make in the first three months will shape how the house performs for the next fifty years. This guide walks through the essential materials for each phase, in the order you'll actually need them.
1. Foundation
The foundation transfers the entire weight of your house to the ground. It uses PCC (Plain Cement Concrete) as a base and RCC (Reinforced Cement Concrete) for footings and plinth beams. You will need PPC cement for its durability against ground moisture, Fe500D TMT bars, coarse aggregate (20mm and 40mm), and river sand. Never compromise on foundation materials — repairs here are nearly impossible.
2. Structural Steel
Columns, beams, and slabs form the skeleton of your home. Fe500D bars in 8mm, 10mm, 12mm, 16mm, 20mm and 25mm diameters cover almost every residential requirement. Buy from mills like Tata Tiscon, JSW Neosteel or SAIL, and store the steel on wooden sleepers to prevent contact with damp ground.
3. Cement
Order cement in phases rather than in one large batch, because it loses strength once opened or exposed to humidity. PPC for foundations, slabs and mass concreting; OPC 43 for plastering; OPC 53 only where quick strength gain is essential. Always check the manufacturing date printed on the bag.
4. Bricks and Blocks
For walls, you can choose between traditional red clay bricks, fly ash bricks, or AAC (Autoclaved Aerated Concrete) blocks. Clay bricks are traditional and reliable; fly ash blocks are lighter, greener, and faster to lay; AAC blocks offer excellent thermal insulation. Pick one system and stick with it — mixing wall materials makes plastering and finishing harder.

5. Plumbing
Plumbing carries clean water in and waste water out. GI pipes are being replaced by CPVC for hot water lines and UPVC for cold water. For drainage, use ISI-marked SWR pipes. Always over-specify by one size where budget allows — larger pipes drain faster and clog less.
6. Structural and Fabrication Materials
MS pipes, angles, and flat patti come into play during grill work, gates, staircases, railings, water tanks, and rooftop structures. Insist on IS 2062 or IS 1239 certified stock. Fabricated items should be painted with a primer and finished with weatherproof enamel to survive the North Bengal monsoon.
7. Finishing Materials
Tiles, paints, doors, windows, and electrical fittings are the finishes you and your family will see and touch every day. Budget at least 20% of your total cost for finishes — this is where cheap choices become visible immediately and expensive to fix later.
